Cincinnati’s Older Homes Are Our Specialty.

Much of our work is in houses built from the mid-1800s through the 1960s. That means old framing and foundations, plaster and masonry, early electrical, and a century of updates layered on by past owners.

We know how to work with all of it without losing the character that makes these homes worth keeping. While the walls are open, we upgrade what you won’t see: insulation, systems, and efficiency.

WHO WE WORK WITH

Homeowners Who Care About Their Home (As Much as We Do)

We bridge the gap between the “handyman special” and the “unlimited budget.” We serve educated homeowners who want superior performance and craftsmanship without the pretense.

You Want a Home That Feels Good to Live In.

You want a space that not only looks good but is also healthy and comfortable. We use current best practices in building science to ensure your home is healthy, efficient, and durable. We solve the “invisible” problems, like cold floors and poor air quality.

You Want Something to Last.

You would rather not tear anything out in a few years. We favor durable and resilient materials and practices along with the skilled artisans who know how to install them.

You Want a Calm Project.

Hidden costs, messy sites, and careless crews are what you want to avoid. We plan your project before we build to minimize “surprises.” We keep a clean site every day, hold to a clear schedule, and bring a team that treats your home and family with respect.

OUR PROCESS

How Your Project Comes Together

First Conversation

This is a quick call for us to learn what you are thinking about, followed by a site visit to see the space in person. No pressure, no sales pitch.

02

Project Development

Once you decide to move forward, we invest the time and effort needed to finalize scope, pricing, and schedule before any construction begins.

03

Construction

A clean, organized site each day, a schedule you can count on, and a crew that treats your home and your neighbors with respect.

04

Completion and Warranty

When the job is done, we walk through every detail with you and stay available long after the project closes out.

FAQ

Common Questions

Something we didn’t cover?

Are you licensed and insured?

Ohio doesn’t require statewide contractor licensing, but Sonneheim is licensed with the City of Cincinnati and carries full insurance on every project.

Do you offer a warranty?

Yes, every project is backed by a two-year workmanship warranty.

What areas do you serve?

Cincinnati and Greater Cincinnati, including the communities of Amberley Village, Blue Ash, Clifton, Glendale, Hyde Park, Kenwood, Madeira, Mariemont, Montgomery, Mount Lookout, Pleasant Ridge, and Wyoming.

Do you offer financing?

Sonneheim does not currently offer financing but has experience working with bank construction loans.

How long does a typical project take?

It depends on scope. Single-room projects (kitchen, bathroom, basement) typically run three to six months from first conversation to move-back-in; home additions and whole-home remodels usually run six months or longer. See the full design/preconstruction and construction breakdown in the timeline table below.

Design and preconstruction come first, then construction. A + marks work that varies most with the condition of the existing structure.

Do you offer a consultation?

Yes. Every project starts with a no-obligation first conversation about your home, your goals, and your budget, with no pressure and no commitment required.

What happens if something unexpected comes up mid-project?

If something major and unexpected turns up once walls are open, we stop, document it with photos, and walk you through the options and costs before any additional work happens or is billed. Smaller issues that don’t change the scope or budget are simply handled as part of the work, so your project keeps moving.

Does “Home Additions” include porches, and does “Whole Home Remodeling” include single rooms?

Yes to both. Home Additions covers porches (new, enclosed, or converted) along with room additions, second-story expansions, and garages. Whole Home Remodeling also covers individual-room remodels outside Kitchen, Bathroom, and Basement Finishing, for example, a family room, home office, or primary suite.

Do you work on older homes?

Yes. Much of our work is in homes built from the mid-1800s through the 1960s, which make up a large share of the neighborhoods we serve. We know how to work with older framing, masonry, and systems without losing the character that makes these homes worth keeping.

Do you take precautions for kids and pets?

Yes. Along with kids, we know dogs and cats are part of the family too. We use gates, barriers, or covered openings as needed to keep children and pets safely contained and away from tools and open work areas throughout the project.
